Comprehensive roof inspections and condition reports for property managers, facilities teams and estates departments. Know what you have. Plan what it costs. Act before it fails.
Roof Condition Surveys
A roof condition survey gives you an accurate, documented picture of what your roof looks like right now — its remaining lifespan, current defects, areas of priority and a costed maintenance recommendation. For property managers and facilities teams, it's the foundation of any sensible roofing maintenance programme.
Exall Group carry out roof condition surveys on all roof types across London, Essex, Surrey, Kent and Hertfordshire. We cover flat roofs, metal roofing, standing seam, single ply, asphalt and built-up felt — and we work across commercial, industrial, education and healthcare estates. Where access or roof area makes it appropriate, we can combine a physical inspection with a drone survey to ensure full coverage without the need for additional access equipment.
Our reports include photographic evidence of every defect identified, a condition rating for each roof area, a prioritised maintenance schedule and budget estimates for recommended works. Reports are typically delivered within 48 hours of the survey visit.
A condition survey is the right starting point before any planned maintenance programme, before acquiring a commercial property, or if you have a roof that hasn't been inspected in the last two to three years. It also links directly to our drone surveys, general maintenance and emergency repair services — giving you a single contractor from survey through to works.
Our Process
We attend site and carry out a physical inspection of all accessible roof areas. Where physical access is limited or the roof area is large, we deploy drone surveys alongside the physical inspection to ensure nothing is missed.
Every defect is recorded and photographed — membrane failures, lap joint issues, failed flashings, blocked or damaged outlets, ponding areas, upstand failures and any structural concerns. Nothing is missed and nothing is described without photographic evidence.
Each roof area is given a condition rating and defects are prioritised — immediate action required, short-term maintenance, medium-term planned works. This gives you a clear picture of where your budget needs to go first.
A written report with photographs, condition ratings, prioritised maintenance schedule and budget estimates is delivered within 48 hours. We're available to talk through the findings and answer questions on the recommended works.

As a minimum, commercial roofs should be surveyed every two to three years. Roofs approaching the end of their expected lifespan, roofs that have experienced water ingress, or roofs where maintenance records are poor should be surveyed annually. We can set up a recurring inspection programme if required.
Yes. We carry out condition surveys on flat roofs, metal roofing, standing seam, single ply membranes, mastic asphalt, built-up felt and asbestos-containing roofing materials. If you have a mixed estate with multiple roof types, we can survey all of them in a single programme.
Where roof area or access makes it appropriate, we combine physical inspection with a drone survey to ensure full coverage. Drone surveys are particularly useful on large industrial roofs, multi-bay buildings and areas where safe physical access would require significant additional equipment.
A condition survey provides a documented, photographic record of the roof's current condition, which is useful as supporting evidence for insurance claims, pre-acquisition due diligence or landlord and tenant disputes. We can discuss specific requirements when you get in touch.
For standard commercial properties we typically book surveys within five to ten working days. Urgent surveys can often be accommodated sooner — call 0800 255 0325 to discuss your timescale.
