Planned preventative maintenance for commercial roofs across London and the South East. Regular inspections, minor repairs and detailed reporting — keeping your roof performing and your warranty intact.
General Maintenance
Reactive roofing is always more expensive than planned maintenance. A minor flashing failure caught during an annual inspection costs a fraction of the remedial work required after a winter of water ingress. For facilities managers and property teams responsible for commercial roofing estates, a structured maintenance programme is the most cost-effective way to protect the asset and avoid unplanned expenditure.
Exall Group provide planned preventative maintenance programmes for commercial roofs across London, Essex, Surrey, Kent and Hertfordshire. Each visit covers a full inspection of the roof membrane, flashings, upstands, outlets, gutters and any rooflights or penetrations — with every defect photographed, recorded and prioritised. Minor repairs are carried out on the same visit wherever possible.
Our maintenance programmes are tailored to the roof type, age and condition of your building. We cover all commercial roof systems — flat roofing, single ply, metal roofing, standing seam, mastic asphalt and built-up felt. Visits are typically scheduled annually or biannually, with a written report and photographic record produced after every inspection.
Maintenance programmes work best when started from a known baseline. If your roof hasn't been inspected recently, a condition survey is the right starting point — it gives us an accurate picture of what we're maintaining and allows us to prioritise the first visit correctly. We also include gutter cleaning as standard on most maintenance visits, and can incorporate electronic leak detection where water ingress is suspected.
Our Process
Before starting a maintenance programme, we establish the current condition of the roof. This may be from a recent condition survey or from our own initial inspection visit. This tells us what we're maintaining and where the priority areas are.
We agree visit frequency, scope of works per visit and reporting format. Most commercial clients opt for annual or biannual visits. We provide a fixed annual cost so you can budget accurately.
On each visit we inspect the full roof — membrane, flashings, upstands, outlets, gutters, rooflights and penetrations. Minor repairs are carried out on the day. Gutters are cleaned as part of the standard visit.
After every visit you receive a written report with photographs of all areas inspected, defects found, works carried out and any recommended follow-up. This gives you a documented maintenance history for the building.
Frequently Asked Questions
A standard maintenance visit covers a full inspection of the roof membrane, flashings, upstands, outlets, gutters and downpipes, rooflights and any penetrations. Minor repairs are carried out on the day where possible. Gutters are cleaned as part of the visit and a written report with photographs is produced on completion.
Annual inspections are the minimum for most commercial roofs. Older roofs, roofs approaching the end of their expected lifespan, or roofs with a history of issues should be inspected biannually. We advise on the right frequency based on the roof type, age and condition.
Yes. We carry out maintenance on flat roofs, single ply membranes, metal roofing, standing seam, mastic asphalt, built-up felt and asbestos-containing roofing. If your estate includes multiple roof types, we can cover all of them under a single programme.
Yes. Minor repairs — failed sealant, lifted flashings, blocked outlets, damaged upstands — are carried out on the same visit wherever possible. More significant works are quoted separately and scheduled as required.
Yes. After every visit you receive a written report with photographs of all areas inspected, defects found, works carried out and any further recommendations. These reports provide a documented maintenance history for the building, which is useful for warranty compliance, insurance purposes and planned capital expenditure budgeting.
If your roof hasn't been inspected recently, the best starting point is a condition survey — this gives us a baseline to work from. If you have recent survey records, we can use those. Contact us to discuss your building and we'll recommend the right programme.
