Commercial Mastic Asphalt Roofing Installation & Repairs

Mastic asphalt is one of the most durable flat roofing systems available — seamless, fully waterproof and capable of lasting 50 years or more when correctly installed and maintained. It's specified on commercial flat roofs, walkways, balconies, podium decks and stairways where long-term performance and pedestrian traffic resistance are both required.

Exall Group carry out mastic asphalt installation and repairs for commercial clients across London, Essex, Surrey, Kent and Hertfordshire. Our installers are accredited and experienced across the full range of applications — from new-build flat roof installations to targeted repairs on ageing asphalt where a full replacement isn't yet warranted.

We also carry out asphalt repairs as part of our planned and reactive maintenance programmes. Catching asphalt defects early — cracking, blistering, ponding areas or failed upstands — is significantly cheaper than allowing deterioration to reach the point of full replacement. If you're unsure of the condition of your asphalt roof, a condition survey is the right starting point.

Our asphalt work sits alongside our wider flat roofing services including flat roofing, liquid waterproofing and emergency roof repairs — speak to our team if your project involves more than one system.

Our Process

How We Deliver Asphalt Roofing Projects

1

Survey & Assessment

We inspect the existing substrate, falls, upstands and drainage before any work begins. For repairs, we identify the extent of defects and confirm whether patch repair or a wider programme is appropriate. For new installations, we work from drawings or site measurements.

2

Substrate Preparation

The existing surface is prepared to receive asphalt — this includes ensuring falls are correct, any failed areas are addressed and the substrate is sound. Getting this right is critical to the performance and longevity of the finished system.

3

Mastic Asphalt Application

Asphalt is applied hot by our accredited operatives, built up in layers to the correct finished thickness. Upstands, outlets, rooflights and penetrations are detailed and sealed as part of the installation.

4

Inspection & Handover

On completion we carry out a full inspection of the finished surface, upstands and drainage. You receive a completion report and guarantee documentation for your records.

Frequently Asked Questions

Asphalt Roofing — FAQ's

Mastic asphalt is a traditional flat roofing material applied hot and allowed to cool to form a seamless, fully waterproof surface. It contains no joints or seams, which removes the most common failure points found in other flat roofing systems. It's used on commercial flat roofs, walkways, balconies, podium decks and stairways.

A correctly installed mastic asphalt roof has an expected lifespan of 50 years or more. Regular inspection and prompt attention to minor defects will extend this further. We offer a 20-year guarantee on new installations.

In most cases yes. Mastic asphalt responds well to targeted repair — cracking, blistering, failed upstands and localised damage can often be addressed without a full replacement. We carry out a survey to confirm the extent of defects before recommending the most cost-effective approach.

Yes. Mastic asphalt is pedestrian traffic rated and is regularly specified for balconies, walkways, podium decks and stairways as well as flat roofs. It can be finished with an anti-slip aggregate where required.

Unlike single ply membranes or liquid waterproofing systems, mastic asphalt is applied hot and forms a completely seamless monolithic layer. It's typically thicker and heavier than membrane systems, making it particularly well suited to high-traffic applications. See our flat roofing and liquid waterproofing pages for a comparison of the alternatives.
