Tongham Industrial Units

Exall Group completed the overcladding of a two unit warehouse in Tongham, near Guildford. The existing asbestos roof had reached the end of its serviceable life, but removing it entirely would have meant significant disposal costs, disruption and potential downtime for the units below.

Instead, we installed a new overclad roofing system, allowing the existing asbestos roof to remain safely in place and encapsulated beneath the new roof covering. This provided a cost effective way to completely weatherproof the building while allowing both units to remain operational throughout the works.

The new roof was installed using an Ashgrid support system, with spacer brackets and rails creating the required cavity above the existing roof. This was upgraded with 100mm of insulation before the new single skin outer roof sheets were installed, significantly improving the thermal performance of the building.

The existing box gutters had been a major weak point and one of the primary sources of water ingress. These were removed and replaced with new fully bonded and welded SikaPlan single ply box gutter systems, providing a robust long term waterproofing solution.

New rooflights were also installed throughout, bringing natural daylight back into the units and helping to reduce reliance on artificial lighting during the day.

All works involving the existing asbestos cement roof were carried out in accordance with the appropriate regulations, with the material safely encapsulated beneath the new roofing system rather than unnecessarily disturbed.

The project was completed on programme, with both warehouse units remaining operational throughout the works.
