Ashgrid Single Skin Overclad with Insulation Upgrade
Exall Group are over cladding a two unit warehouse in Tongham, near Guildford. The existing asbestos roof has reached the end of its life, but stripping it off would mean disposal costs, downtime and disruption to the units below. Overcladding leaves the asbestos in place, sealed under a new roof, and gets the building watertight without any of that.
The new roof is being built on an Ashgrid support system. The spacer brackets and rails lift a new single skin outer sheet above the old roof and create a cavity for insulation. That cavity is being upgraded with 100mm of insulation, so the building will hold its heat far better than it does now — a real difference to running costs across both units.
The box gutters are the weak point and the main source of the leaks. They're being taken out and replaced with new single ply box gutters — fully welded, fully bonded and built to outlast the rest of the roof.
New rooflights are going in to bring daylight back into the units and cut the reliance on artificial lighting through the day.
Asbestos work is done properly or not at all. Everything involving the existing roof is being carried out in line with the regulations, with the material left safely encapsulated rather than disturbed.
Work is on programme, with both units staying in use throughout.
